Scope: Design and Developed greenfield site into 12 unit, 3 storey garden-style apartment building. Distinctive building features include battered timber columns supporting balconies. Apartments feature large windows, in-suite laundry in every unit, air conditioning, and luxurious granite countertops. Visit our rental website or see project photos below for more information.

Location: Saskatoon, SK, Canada

Status: Complete June 2022.

Scope: Modus successfully won a zoning appeal on the property to allow for the building and use. Complete in-house design services were provided for this compact new 2 bay quick lube building for Lubrication Station. A full basement service pit is included with hydronic infloor heating to keep workers warm with frequently opening doors through the winter. This simple but distinctive building design uses the structure to provide to cost-effective architectural features:

• the yellow composite panel feature is rectangular to remain cost-effective and is "supported" by a sloped roof instead of a typical flat roof in commercial construction that is multiple times more expensive

• the roof overhang at the front includes closely spaced LED lights to provide sign lighting instead of expensive back-lit signage

Scope: We helped guide our client through the purchase of this historic mixed-use building by coordinating and advising on due diligence and inspections.  After the successful acquisition, we provided complete design/build services for this historic building renovation and luxurious office buildout. Modus provided design services; design and procurement of unique finishes including the historic style steel framed glass doors and windows and custom fabricated steel desk bases.

Scope: Modus designed and procured a private luxury custom pool/spa on sixth level condominium terrace. Provided engineering and code review services for approval by local jurisdiction and building developer.

Scope: Modus provided office design and leasing assistance for a client. Modus' in-house design services included architectural, electrical and mechancial drawings for the renovation of a existing office into that customized for the clients needs. Modus is providing construction management services for the renovation. 

Location: Sasktel Centre, Saskatoon, SK

Scope: Modus provided inhouse design services for this highly customize renovation of a private suite. Distinctive touches include a floating quartzite drink ledge on the frameless glass guard at the front of the booth.  Feature include customize built in seating, quartzite baseboards, and hidden storage.

Scope: Luxury custom design/build for a new home with high end contemporary finishes. Interior features include frameless glass guardrails, large format porcelain tile, granite wall features. Highest attention to environmental efficiency for building envelope and building systems.
